Answers to Common Resident Questions
How do I submit a rental application?
Applicants must be at least 18 years old. If you meet this requirement, you can submit your application through our online portal.
Can I apply for a property I haven’t seen?
No, you must view the property before submitting an application. Applications for unseen properties will be denied, and the application fee is non-refundable. If you’re unable to view the property yourself, a friend or family member can do so on your behalf. Viewing the property in person ensures it meets your expectations, as photos are only an approximate representation.
How can I schedule a property viewing?
You can call the number on the listing or contact us through our website. Once we receive your request, we’ll promptly arrange a viewing to help you find your ideal home.
Is signing a lease mandatory?
Yes, all tenants must sign a lease, either online or in person by appointment. Most properties require a 12-month lease that outlines the responsibilities of both parties throughout the tenancy.
What is your security deposit policy?
The security deposit is equal to two months’ rent and must be paid in full before move-in.
How do I pay rent?
Rent is due on the first of every month. Payment options include:
- Online Payments: Use our Tenant Login to pay and view your account balance.
- Mail: Send a money order to our office, including your address and unit number in the memo.
Please note: We do not accept cash payments for security reasons.
When does rent increase?
Rent increases typically occur after the lease term ends but are not guaranteed. Adjustments are based on market conditions and property owner preferences.
Can late rent fees be waived?
Unfortunately, late fees cannot be waived. Our policies comply with Fair Housing Laws, requiring us to treat all tenants equally.
What should I do if I can’t pay rent on time?
Contact our accounts receivables department immediately. Failure to communicate could result in eviction proceedings.

What is your pet policy?
Pet policies vary based on the lease agreement. If you want to add a pet, contact our office for approval. Requests are evaluated on a case-by-case basis.
