Answers to Common Owner Questions
How soon can you start managing my property?
We’re ready to begin within 24 hours of signing the contract.
How long does it take to find tenants?
Our priority is to find qualified tenants as quickly as possible by leveraging multiple advertising platforms.
Who pays the application fees, and what are they used for?
Prospective tenants pay the application fee, which covers credit checks and other screening processes.
How do you determine the rental price for my property?
We use market research, competitive analysis, and practical tools to set a fair and competitive rental price.
What rent payment options do you offer?
Tenants can pay rent via mail, office delivery, or online payment platforms.
Can rent payments be deposited directly into my account?
Yes, we can set up direct deposits to your preferred bank account.
Do you screen prospective tenants?
Absolutely. Our thorough screening includes credit checks, employment verification, and criminal history reviews to minimize the risk of problematic tenants.
Can I keep my current insurance?
You’ll need to confirm with your insurer to ensure coverage remains valid. Before we begin management, we require proof of insurance. Tenants are also required to carry renters insurance to cover their personal belongings.
What steps does a tenant take before moving in?
Tenants must pass the screening process, pay the full security deposit, and sign the lease agreement. Any additional fees must also be settled before moving in.
What happens when a tenant moves out?
We perform a detailed property inspection. If no damages are found, we approve the return of the security deposit.
What types of inspections do you conduct?
We conduct move-in and move-out inspections. Upon request, we can also perform drive-by inspections to ensure the property is well-maintained.
How are utilities managed?
Tenants are responsible for utilities in their name, except for owner-managed utilities like trash collection or water. These expenses are reflected in your cash flow statement.
What if a tenant doesn’t pay rent on time?
Our lease agreements enforce strict policies for late payments. Tenants are charged late fees and notified immediately. Persistent nonpayment may result in eviction.
How is property damage handled?
Repairs are managed through licensed professionals. We inform you of the situation and begin repairs upon your approval, using vetted vendors for quality work at fair prices.
Should I allow pets or smokers in my property?
Allowing pets is optional, but strict pet policies can limit prospective tenants. Smoking is prohibited in all our rental properties, and tenants are held responsible for damages if smoking occurs.
Will hiring a property manager mean losing control of my property?
Not at all. You maintain control and can decide how involved you’d like to be in property management decisions.
